Most Mortgage Brokers have a nice little Mortgage Calculator gizmo here that tells you what you might be able to borrow in a perfect world.
This is NOT a perfect world, and whilst these calculators used to give a reasonable assessment of an individuals borrowing capability, in the new world of affordability calculations, they can be tens of thousands of pounds out!
We consider it a more professional approach to have a discussion with our clients to gather some material facts and then provide an assessment from a lender whose criteria you are likely to fit.
